Summary
As the Facilities Manager, you will be responsible for the overall management and maintenance of our business campus. Tasks would include supporting daily operations, ensuring efficient processes of the campus infrastructure, compliance with safety regulations, and maintaining positive tenant relations. This role encompasses a wide range of responsibilities for building security access, HVAC, plumbing, electrical power and backup, fire safety, emergency response procedures, tenant lease management, parking lot management, landscaping, outdoor water feature operation, snow removal, regulatory compliance, and serving as a liaison with city, county, state, and federal agencies.
Responsibilities
- Facilities Maintenance: Oversee all aspects of facilities maintenance, including HVAC systems, electrical systems, plumbing, landscaping, and janitorial services. Negotiate vendor contracts and ensure compliance with service level agreements. Utilize the existing building grid location plan in systems support and maintenance. Coordinate with external vendors and contractors as needed to address maintenance issues promptly and efficiently.
- Tenant Relations: Serve as the primary point of contact for tenant inquiries, concerns, and requests related to facilities management. Build strong relationships with tenants and act as a liaison between tenants and management to ensure their needs are met effectively.
- Budget Management: Develop and manage the facilities budget, including forecasting expenses, tracking costs, and identifying opportunities for cost savings. Prepare project proposals as directed by the company’s executive team. Ensure that all maintenance, repair and project activities are conducted within budgetary constraints.
- Security and Safety: Develop, Implement and maintain emergency response procedures including evacuation protocols, emergency contact lists, and disaster recovery plans. Develop and enforce safety procedures to ensure compliance with local regulations and industry standards. Perform regular inspections to identify potential safety hazards and take corrective actions as needed. Conduct regular training and drills to ensure that all occupants and guests are prepared to respond to emergencies.
- Capital Improvement Projects: Coordinate and oversee capital improvement projects aimed at enhancing the functionality and aesthetic appeal of the campus. Develop project plans, obtain necessary approvals, and manage project timelines and budgets from inception to completion.
- Environmental Sustainability: Implement sustainable practices and initiatives to reduce the environmental footprint of the campuses. Explore opportunities for energy efficiency, waste reduction, and recycling programs to promote environmental stewardship.
- Team Leadership: Supervise a team of facilities support contractors, including service technicians, custodial and janitorial staff. Provide guidance, training, and performance feedback to ensure high levels of productivity and morale within the team.
Qualifications
- Bachelor’s degree in Facilities Management, Business Administration, Engineering, or related field preferred.
- Certifications such as Certified Facility Manager (CFM) or Facility Management Professional (FMP) are a plus.
- Proven experience in facilities management, preferably in a multi-tenant commercial real estate environment is required.
- Strong knowledge of building systems and maintenance best practices.
- Proficiency in computer software applications, including MS Office and facility management software packages.
- Knowledge of relevant safety and environmental regulations, including OSHA, NFPA and EPA
- Proficiency in budget management and financial analysis.
- Excellent communication and interpersonal skills, with the ability to interact effectively with tenants, vendors, team members, and executives.
- Demonstrated leadership abilities, with experience managing and motivating a diverse team of support contractors.
- Passion for conscious media, social impact, and driving positive change in the world.
- US citizenship or US residency with an existing work permit is required.
- Must be available to work in our campus in Louisville, Colorado.
