The Mission

At build3, we believe that the next generation of unicorns will be built on the foundation of "Purpose + Profit." We work with nearly 400 early-stage founders annually, helping them transition from idea to impact.
We are looking for a powerhouse Chief Fundraising Officer to lead our capital strategy. This is a dual-track role: you will be responsible for raising our $15-20M studio fund to deploy pre-seed checks into 50 startups a year, while simultaneously acting as a strategic advisor to our founders as they navigate their own external funding journeys.

Role Overview
We are developing a large eco-project on agricultural land that involves land purchase, Non Agriculture (NA) conversion, and phased construction approvals. We are looking for a highly capable professional who can independently manage end-to-end land documentation, government coordination, and legal navigation related to real estate and land development in Maharashtra.
This role is critical in ensuring all land records, approvals, and compliance requirements are accurate, updated, and legally sound from pre-purchase to post-construction stages.

Your mission, should you choose to accept

(accountabilities)

1. Land Purchase Documentation
  • Verify and compile all required documents for agricultural land purchase
  • Prepare and maintain a checklist of mandatory documents before registration
  • Coordinate with sellers, lawyers, and sub-registrar offices
  • Ensure clean title, clear records, and risk identification before purchase
2. Post-Purchase Documentation Management
  • Handle mutation entries, 7/12 updates, and land record corrections
  • Maintain a complete and organized documentation system for all survey numbers
  • Track and follow up on pending updates with relevant departments
3. Non Agriculture (NA) / Land Conversion & Project Approvals
  • Understand and manage the complete NA conversion process
  • Identify documentation required for conversion and construction permissions
  • Coordinate with Panchayat, Talathi, Tehsildar, Town Planning, and other authorities
  • Prepare documentation for phased project approvals
4. Government Liaison & Communication
  • Know which department to approach for specific land and construction matters
  • Follow up regularly with government offices for status updates
  • Represent the organization professionally with local authorities
5. Legal & Case Navigation Support
  • Understand notices, disputes, or legal issues related to land
  • Coordinate with lawyers by providing required documents and context
  • Assist in preparing responses and documentation for cases or notices
Required Skills & Qualification
  • Fluency in Marathi, Hindi, and English (spoken and written)
  • Strong understanding of state wise land records and documentation
  • Knowledge of NA conversion, land purchase process, and construction approvals
  • Excellent communication and follow-up skills with government departments
  • Highly organized with strong documentation and record-keeping ability
  • Ability to read and understand land records, notices, and legal documents
  • Prior experience in real estate documentation, legal office, or land consultancy preferred
Who are you
  • Experience working with land records, legal firms, real estate developers, or government liaison work
  • Familiar with Talathi office, Tehsildar office, Panchayat procedures, and Sub-Registrar processes
  • Detail-oriented and proactive in identifying documentation gaps before they become problems
What you can expect from us
  • For sufficiently qualified candidates compensation is fixed upto INR 1 Lakh + profit share (similar to carried interest), applicable for professionals with 8–12+ Years in VC, Investment Banking, or Impact Finance. For candidates with lower experience but strong potential, compensation will be adjusted in line with risk and expected growth.
